I appreciate all the help the Bellriver team has provided in assisting me with the purchase of my very first dream home. From day one of the purchasing process, they have been professional, kind and respectful. The Bellriver team has taken time to listen to my concerns and questions, and also assisted me during difficult times. They have also provided me with many options/solutions when needed. As a result, I have a high level of confidence that the rest of my experience with Bellriver will be as easy and enjoyable as it has been so far. Bought a house from them. Several issues that were picked up in the property inspection report. Took them about 6-8 months to address all of them. Following onwards, several issues with appliances and other things (Air conditioner, water pump, etc….) it’s like trying to pull teeth when trying to get them to address things that are still under warranty. I’d personally recommend a different builder if you are electing to build. If buying from a builder, again consider a different builder.

We recently supported our kids in building their very first home being a house and land package in the new suburb of Huntley in the Illawarra and we chose Bellriver Homes for the journey. From start to finish, we couldn’t be more grateful for how smoothly everything went. Our building manager, Mitch Clark, was exceptional. He kept us informed every step of the way, staying in touch weekly and making sure we always knew what was happening on site. His guidance, especially around things like landscaping and practical considerations for the future, was incredibly helpful. The finished home looks fantastic, and Mitch’s professionalism played a big part in that. Even now today while he’s recovering from major surgery, he’s reached out to see if everything is okay for us 🙏🏼😊 We also want to acknowledge Liz Latham from the main office. She was consistently supportive and approachable, especially during moments when we needed extra help or clarification. Her kindness and responsiveness made a real difference. Building a home is no small task especially in today’s climate and yes things don’t always go to plan but when we communicate with each other and are able to unpack a resolve, this company is that company to do that with. Bellriver made the experience far less stressful than we expected. We’re thrilled with the outcome and truly appreciative of everyone who helped bring our kids’ first home to life. If we ever found ourselves building again, we wouldn’t hesitate to return to Bellriver. Thank you for making this milestone such a positive and memorable experience for our family. We built our first home with Bellriver Homes in the Hills area, and the experience has been fantastic from start to finish. The team was professional, thorough, and genuinely supportive through every step of the process. From the very beginning, we met with Laura for our initial consultation. She was amazing—always patient with our (many!) questions, happy to make even slightest adjustments, and consistently provided thoughtful feedback on the floorplan. We never felt rushed, and she made the early stages feel exciting rather than overwhelming. During the tender process, Dane was also incredibly helpful. He explained everything clearly and made sure we understood the details, including pricing, insurance, and what to expect moving forward. The transparency really gave us confidence. For selections and administration, Liz was responsive, proactive, and organised. She kept everything on track, made sure all consultations were booked and completed, and was always happy to help with any queries—especially around progress payments and next steps. And then came the construction phase—easily the most important part. We were lucky to have Charles as our site supervisor, and we can’t speak highly enough of him. He was meticulous, communicated regularly, and kept us updated with progress reports and photos throughout the build. He also flagged any outstanding items early and guided us on what to do next. Even with the long Christmas break, our home was completed ahead of schedule, which was such a pleasant surprise. At practical completion, we only found a few minor defects, and Charles arranged prompt rectification. The handover itself was smooth and genuinely memorable. We’re now working through the post-handover defect list, and based on everything so far, we’re confident this will be handled just as well. Overall, we would absolutely build with Bellriver Homes again. Building your first home can be daunting, but Bellriver made the whole journey smooth, reassuring, and enjoyable. Highly recommended.

Not recommended at all. Extremely rude. They don’t fixed the issues even though it’s a brand new house. In the advertisement they said it’s a turn key project but when we received it no blinds, no fly screen, no dishwasher, no wardrobe shelves. If you are building your dream home avoid this builder.

Our build with Bellriver Homes began smoothly with satisfactory pre-construction administration, but the workmanship and warranty service were disappointing. As first-time builders, we felt some consultations were inadequate—especially regarding flooring finishes, which were poorly communicated through minor notations. Attention to detail was lacking throughout the project, requiring us to micromanage the site manager and trades. Key issues included: • Laundry cabinetry installed to wrong dimensions, making it unusable without changes and delays. The smallest appliances on the market would not fit • Tiler incorrectly installed the splashback, delaying occupancy approval due to required corrections. • Kitchen water leaks found by chance would have damaged cabinetry if left unchecked. • Several taps installed incorrectly indicated poor quality control. Site works were subpar, causing safety concerns (flooding) and unsightly property surroundings. Inadequate excavation led to stormwater pooling at our front entrance, and Bellriver took no responsibility. We later paid $16,000 for remediation. Post-move, construction debris, temporary fencing, and interior dirt were left unaddressed. The warranty process was slow and frustrating, with frequent follow-ups necessary to resolve basic defects—some taking up to a year after moving in. Some trades we know personally were horrified at our experiences and finishes on the property. Positives: • Professional tender phase and selections (except flooring). • Pre-construction paperwork and approvals handled well. • Staff generally polite. Negatives: • Poor fit-out accuracy and finishes (cabinetry, tiling, plumbing). • Faulty site works and drainage, requiring costly remediation. • Slow, inconsistent warranty responses. • Inadequate post-handover clean-up. Verdict: Bellriver diminished our home-building experience despite being recommended by family. Based on these issues, I cannot recommend them. If you proceed, demand clear site and quality plans, check all aspects before handover, document everything, and be ready to escalate concerns promptly. Consider your own site inspector.
